Are You Worried About Hidden Problems Behind Plaster, Under Floors, In The Bearing Ends Of Built-In Timbers?
The traditional way to investigate the possibility of a rot problem in a lintel would be to remove window panels, architraves, etc. and then carry out a visual check of the exposed timber.
But what is behind? Timber decay can still be lurking in areas of the timber you cannot see.
Our Borescopes (Endoscopes) Can See Where You Can't
At Apex Property Care, we have the use of two borescopes (endoscopes) to help in these situations.
These are disruptive checks but not as disruptive as removing plaster, panels etc. These inspections are normally carried out on a second visit and there would be a fee for this type of investigation.
After an initial survey, the Surveyor may recommend a more in-depth inspection in areas where there may be a risk of decay from a penetrating damp issue. The timbers at risk could range from breastsummer beam ends to lintels over windows to built-in joist ends.
Drilling 12mm holes into the suspected timbers can be carried out without too much disruption and the results can give information to the home owner and Surveyor as to the condition of the concealed timber. The report can then be tailored based on these findings.
This type of inspection could be useful prior to buying a property if the Home Owner gives permission.
